Residence Association – Update October 2024
Dear Householder,
First of all a big thank you to all of the residents who attended and contributed to the discussion at our recent Kilbelin Abbey Residents Association AGM. We would also like to take this opportunity to thank all of the previous committee members for their work over the years and welcome all of the new committee members.
To help improve communication the committee are delighted to announce the launch of the Estate website https://www.kilbelinabbeyresidents.com/ note that the website is still under development and we will add content and use this as our primary update method over the coming months. We would like to thank Wayne Kelly for creating/designing the website.
Update regarding ongoing efforts/issues: We will periodically update via the website, newsletter drop and Kilbelin Abbey Residents WhatsApp group.
Lights: The committee has been actively following up with Montane, Kildare County Council and Sabre regarding the broken lights in the estate, we have highlighted the safety concerns to Montane and KCC as we are now heading into a third winter of broken lights, as many of you will have noticed the 10 broken lights were replaced on the 21st of October making our estate much brighter and safer.
Montane have also updated that “once the repairs have been completed they are to carry out a survey on the compete lighting network in preparation for our handover to KCC and carry out whatever upgrades are needed on the back of that survey”
Signage: The committee are following up with Motane and Kildare County Council regarding the need for directional and safety signage, on the 18th of October the initial phase of the safety signage stop/yield and slow signs were fitted at both entrances to the estate, the additional safety and directional signage will be fitted once sign off received from Kildare County Council.
Kildare County Council Taking in Charge: Kilbelin Abbey is still under the care of Montane Developments Ltd, the current status is “Units Complete, Infrastructure Outstanding, No TIC request received”, Montane have updated us that the formal Taking in
Charge (TIC) process will commence later this year,
“Taking in charge is a formal legal process by which responsibility for certain public areas, structures and services in a private residential development or estate are transferred to, or put in the charge of, a local authority. “

Estate Clean Up: Proposed date for the Estate Clean-Up is Sunday the 17th of November, information will be updated on our website and via the Residents WhatsApp group. Click here to get involved
A number of residents have raised concerns regarding dog excrement on our greens and outside houses and the associated health concerns for small children playing in these areas, as we have a lot of dog walkers passing through the estate we have obtained signs from KCC reminding people to pick up after their dog and will put them up over the coming week.
Social Events: The committee is planning to organise some social events over the coming year to help us to get to know our neighbours and foster a sense of community, inclusion and diversity, everyone is welcome to get involved.
Annual Maintenance Fees: Thanks to everyone who has paid their yearly estate maintenance fees of €75, these fees are used to pay for the ongoing maintenance of the estate. The Treasurer's report will be maintained on the website.
