All homeowners in Kilbelin Abbey are responsible for the landscaping maintenance of our estate, including grass cutting of all 8 green areas (approx 20,000sq meters), the grass verges at both entrances and verges not directly outside a house.
Homeowners are also responsible for hedge and shrub maintenance throughout the estate. The Residents Association was set up in 2011 to collect the annual maintenance fee from each household and we hire Grange Landscaping to undertake this work annually.
The current contract with Grange Landscaping includes the following
Mowing and disposal of all green areas and verges not immediately in front of a house.
Twice yearly weed spray around the base of the trees, along boundary walls/hedges and roadside kerbs.
Cutting of Beech hedge along the front roadside once per season.
Strimming of areas inaccessible to mowers
So far in 2025 we also undertook additional work such as
The recent removal of old shrubs at the roundabout on the Walshestown entrance and planting of a laurel hedge.
The removal of an existing shrubbery and grass reseeding for safety reasons as we had a number of reports of the shrubbery impacting visibility of approaching cars.

This is dependent on each resident paying their fee which remains at €75 for 2025 to ensure that we have sufficient funds to maintain our estate to a high standard and keep our estate looking so well. Go to Payment Details
Up until 2024 Montane Development made a contribution directly to Grange Landscaping as they were still finishing work in Kilbelin Abbey. The Residents Association have been informed that Montane Development will no longer make any contribution towards grass cutting, as such our costs have increased significantly, for example our cost per grass cutting has increased from €295 per cut to €560, the grass is cut every 2 weeks from mid-March to mid-October approximately 16 cuts, 16x560 = €8,960 before of any of the extras are paid for.
Therefore it is more important than ever that each household contributes towards the upkeep of our beautiful estate.
In 2024, 97 out of 152 houses paid their Maintenance Fee of €75 x 95 = €7,275, due to increase in costs we need all residents to pay their fee in 2025 or we will no longer be able to fully maintain our beautiful estate.
Other smaller items covered by the Maintenance fee include general admin costs, signage, high vis tops and contribution towards proposed estate social event this summer.
Currently Montane Development is responsible for maintaining roads, footpaths, public lights and surface water infrastructure below ground such as pipes, manholes, storm drains, pump stations etc.
Montane Development have recently (early 2025) initiated the Taking in Charge (TIC) process with Kildare County Council, this is a formal legal process by which responsibility for these services in a private residential estate are transferred to, or put in the charge of Kildare County Council.

It is important to highlight that the TIC process does NOT include grass cutting, or maintenance of grass verges or shrubberies so all residents will continue to be responsible for the landscaping maintenance of Kilbelin Abbey.
The committee also apply for the Kildare County Council Residents Association grant each year, as a private residential estate the amount granted varies depending on the budget allocated to the grant scheme each year and the number of other estates that apply throughout Kildare, to date we have received between 1k to 2k euro each year.
